SDI Realty and Nexus Real Estate Team Up to Build Kroger-Anchored Shopping Center in North Fort Worth

SDI Realty and Nexus Real Estate Join Forces to Develop Kroger-Anchored Shopping Center in Northwest Fort Worth

Davidson Bogel Real Estate (“DB2RE”) is proud to announce a transformative retail project in northwest Fort Worth: a new shopping center anchored by Kroger (NYSE: KR). This significant development is spearheaded by a collaboration between Houston-based SDI Realty and Nexus Real Estate Co., who recently acquired the land for the project.

Strategic Vision Behind the Development

Situated amidst rapidly growing residential neighborhoods, the forthcoming Kroger-anchored shopping center reflects the increasing demand for convenient retail amenities in this burgeoning area. The project’s land was previously owned by Miami-based Lennar Homes (NYSE: LEN), which is actively developing Rancho Canyon, a single-family community located nearby. Davidson Bogel Real Estate played a pivotal role in facilitating the transition of this property from residential to commercial use.

“We are excited to offer our Rancho Canyon residents a quality grocery option for their daily needs,” said Greg Urech, President of Land – DFW for Lennar. “Initially, this land was earmarked for residential development. However, after discussions with Davidson Bogel, we saw an opportunity to enhance the community by introducing retail services. Working alongside SDI and Davidson Bogel to bring Kroger to our Rancho Canyon community has been an exciting journey. It’s about more than just adding a store—it’s about enriching the lives of those who call this community home.”

Collaborative Efforts and Acquisition Details

The property acquisition process was executed with precision, showcasing a seamless partnership between SDI Realty, Nexus Real Estate, and DB2RE. Key contributors to the transaction included Ryan Turner, David Davidson Jr., Edward Bogel, and Collins Meier, who represented the purchasing partnership in negotiations.

In addition to the primary site acquisition, DB2RE facilitated the purchase of an acre from Shaffer Construction, who owned four acres at the corner of Rancho Canyon Road and Sendera Ranch Road. The remaining acreage will be utilized by Shaffer Construction to develop a 7-Eleven gas station, complementing the Kroger-anchored shopping center.

A Prime Location to Serve a Growing Community

The development’s strategic location positions it as a vital resource for the growing number of residents in northwest Fort Worth. Kroger’s presence will serve as a cornerstone for a region experiencing unprecedented growth in residential construction. Nearby, Lennar’s Rancho Canyon community is just one example of the area’s rapid expansion, offering modern homes designed to attract families and professionals alike.

Beyond Rancho Canyon, other large-scale residential projects are reshaping the landscape of northwest Fort Worth. Centurion American is developing Alpha Ranch, a master-planned community spanning 1,825 acres with nearly 4,000 residential lots. Meanwhile, Greenbrick Partners (NYSE: GRBK) and Taylor Morrison (NYSE: TMHC) are collaborating on Madero, a community featuring 2,500 homes located adjacent to the future shopping center.

“This project comes at a perfect time, as the area continues to grow exponentially,” said a spokesperson from DB2RE. “The Kroger-anchored shopping center will become a key destination for daily conveniences, offering a wide range of services and goods to meet the needs of local residents.”

Features of the Kroger-Anchored Shopping Center

At the heart of this development is Kroger, a well-established name in retail and grocery services. The store will serve as a one-stop shop for the community, offering a diverse range of products and amenities tailored to enhance the shopping experience.

Key features of the Kroger Marketplace include:

  • A full-service grocery store with fresh produce, bakery, deli, and more.
  • A pharmacy offering prescription and over-the-counter medications.
  • Specialty counters such as Murray’s Cheese and Starbucks.
  • Expanded general merchandise options, including home goods, outdoor living products, and seasonal items.

Adjacent to Kroger, the site’s additional retail spaces are expected to attract a variety of businesses, further enriching the shopping experience for the community.

Catalyst for Economic Growth

The Kroger-anchored shopping center is more than a retail development—it’s a catalyst for economic growth in the region. The project is expected to create hundreds of jobs during construction and operation, providing employment opportunities for local residents. Additionally, the presence of Kroger and other retail tenants will generate significant tax revenue for the area, contributing to public services and infrastructure improvements.

The addition of a 7-Eleven gas station, developed by Shaffer Construction, will further enhance the convenience offered by the site, providing residents with quick access to fuel and on-the-go essentials.

Transforming the Retail Landscape of Northwest Fort Worth

The Kroger-anchored shopping center represents a new era of retail development in northwest Fort Worth. By addressing the needs of a rapidly growing population, the project aligns with broader trends in community-focused real estate planning. SDI Realty and Nexus Real Estate’s collaborative approach ensures the shopping center will not only meet immediate needs but also accommodate future growth.

The development also underscores the importance of strategic partnerships in real estate. By working with Lennar Homes, Davidson Bogel, and other stakeholders, SDI Realty and Nexus Real Estate have created a model for integrating commercial and residential growth.

Looking Ahead

As construction progresses, the anticipation surrounding the shopping center continues to grow. With its completion, northwest Fort Worth residents will gain a valuable resource that combines convenience, quality, and accessibility. The project is poised to become a hub of activity and a symbol of the area’s dynamic growth.

“We’re proud to be part of this transformative project,” said a representative from SDI Realty. “This development is more than just bricks and mortar—it’s about building a community and creating a place where residents can come together, shop, and thrive.”

The Kroger-anchored shopping center in northwest Fort Worth is not just a retail destination—it’s a testament to the power of thoughtful planning and collaboration. As the area continues to evolve, this development stands as a beacon of progress, enriching the lives of those who call the region home.
