Kroger Secures Prime Location in Growing Suburb for New Store Development

Kroger Expands Presence with 14-Acre Land Acquisition in Little Elm, Texas

Davidson Bogel Real Estate (DB2RE) is pleased to announce its role in representing Kroger (NYSE: KR) in the successful acquisition of a 14-acre property in Little Elm, Texas. The purchase marks a strategic expansion for Kroger in one of the fastest-growing regions of North Texas. The land was acquired from Dollar-Flowers Realty Partners, a local investment firm.

The site, located at the bustling intersection of US 380 and FM 2931, provides Kroger with a prime location to cater to the surging population of Little Elm and its surrounding communities. The development of a new Kroger store on this site will bring convenient grocery options to residents and further strengthen the retailer’s presence in the competitive North Texas market.

Key Players in the Transaction

The transaction was facilitated by a team of seasoned real estate professionals. Edward Bogel, Ryan Turner, and David Davidson Jr. of DB2RE represented Kroger, leveraging their expertise to ensure a smooth acquisition process. Stewart Flowers, representing Dollar-Flowers Realty Partners, handled the negotiations on behalf of the seller.

“Our team is thrilled to have assisted Kroger in securing such a strategic location,” said Edward Bogel of DB2RE. “This acquisition highlights the demand for retail in Little Elm and reinforces Kroger’s commitment to serving high-growth communities.”

Retail Development Booms in Little Elm

Kroger’s acquisition is part of a broader wave of retail development in Little Elm, a community experiencing explosive population growth. The intersection of US 380 and FM 2931 is rapidly becoming a retail hotspot, with several major projects in the pipeline.

Last year, Weber & Co. announced its purchase of 22 acres at the same intersection for the development of Bates Towne Crossing, a 225,000-square-foot shopping center anchored by Target (NYSE: TGT). This major retail center is set to include a mix of national and local tenants, providing a variety of shopping and dining options for the area.

Additionally, earlier this year, GBT announced plans to develop a Sprouts Farmers Market-anchored shopping center on the northeast corner of the intersection. This project will further diversify retail offerings and solidify Little Elm’s status as a retail destination.

Adding to the area’s potential is the presence of HEB, which owns land directly west of the future Target site. Although HEB has not yet announced a timeline for developing its property, the retailer’s entry into the market is highly anticipated and would further enhance the region’s grocery landscape.

Residential Growth Fuels Retail Demand

Little Elm’s retail expansion is driven by years of robust residential growth, making it an attractive market for developers and investors. The town has become a magnet for families and professionals seeking affordable housing and a high quality of life.

One of the key contributors to this growth is DR Horton’s (NYSE: DHI) Silverado community, which was the top-selling residential development in Texas in 2022 and ranked as the sixth fastest-selling community in the United States. Silverado has set a high bar for master-planned communities, offering amenities such as parks, trails, and schools that appeal to homebuyers.

Public-builder Lennar (NYSE: LEN) is also playing a significant role in the region’s growth. In August of last year, Lennar announced Foree Ranch, a new community that will feature 1,450 homes upon completion. This project is expected to further bolster Little Elm’s population and contribute to the demand for retail services.

Kroger’s Vision for the Future

The acquisition of the 14-acre property aligns with Kroger’s long-term strategy to expand its footprint in high-growth areas. As one of the largest grocery chains in the United States, Kroger continues to invest in locations that offer the potential for sustained growth and community impact. The new store in Little Elm will not only provide essential grocery services but also create jobs and stimulate economic activity in the area.

Kroger’s planned store is expected to feature a modern design with a wide range of amenities, including fresh produce, prepared foods, a pharmacy, and specialty departments. The store will cater to the needs of Little Elm’s growing population, providing a convenient shopping experience for families and individuals alike.

Looking Ahead

The addition of a Kroger store at US 380 and FM 2931 is a significant milestone in Little Elm’s evolution as a thriving retail and residential hub. As construction begins, residents can look forward to a state-of-the-art grocery store that meets their everyday needs while elevating the local shopping experience.

The broader retail landscape in Little Elm also continues to evolve, with projects like Bates Towne Crossing and the Sprouts-anchored shopping center adding to the area’s appeal. Combined with ongoing residential developments, these initiatives highlight the dynamic growth taking place in this North Texas community.

With its strategic location, strong partnerships, and vision for the future, Kroger’s new store is poised to become a cornerstone of Little Elm’s retail scene, contributing to the town’s vibrant and growing economy.
